Note the huge boat docks directly across the other side of the cove to give you a sense of perspective.&lt;br /&gt;&lt;br /&gt;This is for five acres with over a 1,000 foot of shoreline in a private cove called McDavid Hollow at mile marker 69. This is a restaurant, bar, motel, and boat dock.  The food is exceptional and the rates for a room very cheap. Compare the map to the Google Earth image above.&lt;br /&gt;&lt;br /&gt;-- From my recent Craigs list posting:&lt;br /&gt;&lt;br /&gt;Just in time for spring, I am offering for sale my lake front property in Lake of the Ozarks.  This is an incredible piece of property; not only a great building site for a vacation/retirement home but also a nice investment property as well.&lt;br /&gt;&lt;br /&gt;I am selling the property because, even though my wife and I had originally planned to retire in the Lake of the Ozarks, we have since decided to stay where we are in Lake St. Louis.  We have owned this property for about four years, and haven't done any development on it.&lt;br /&gt;&lt;br /&gt;This is an amazing piece of property if you like privacy and want a lot of shoreline.  Located around mile marker 69 in McDavid Hollow, this property includes over 1,000 feet of relatively flat shoreline in a beautiful private cove.  There are around two acres of relatively flat shoreline available for recreation; a picnic area, docks, small cabin, etc.  Continuing up the hill is a large flat building area.  There is already an electric hookup and there appears to be a deep well.  We did not put the well in ourselves, but it seems to be in fine condition.&lt;br /&gt;&lt;br /&gt;Other than that the property is undeveloped and ready for you to do with as you please.  The only restrictions on the property is that you cannot put a trailer or RV there.  The intention of the development association is for people to put nice homes on this part of the Lake.  You can, however, put a manufactured home on the lot if you wish.  The property is easily accessible and has blacktop roads almost all of the way the lake.&lt;br /&gt;&lt;br /&gt;Even though I feel the property is a good investment, since our retirement plans have changed we would like to move that investment elsewhere if possible.  We feel the price offered is very reasonable and, while we are willing to negotiate a little, we are not going to change the asking price by a dramatic amount.  We are *not* going through a real estate agent, so no one else is getting a cut of the deal.  I will be more open to negotiate for a simple cash deal.&lt;br /&gt;&lt;br /&gt;It is very difficult to find property like this in Lake of the Ozarks, as few lots have this much flat shoreline with as much acreage and a nice building lot to boot. On the far right is McDavid Hollow where the property is located. This is a huge secluded private cove with very few adjoining properties.&lt;br /&gt;&lt;br /&gt;&lt;a href="http://photos1.blogger.com/blogger/1252/124/1600/property.0.jpg"&gt;&lt;img style="" alt="" src="http://photos1.blogger.com/blogger/1252/124/400/property.0.jpg" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;Here is the plat layout of the property. The propery includes all of section 'QQ' and all of section 'PP'. Click on the image to get a closeup view. QQ is relatively flat and has lots of room for a picnic area and other recreational activities. In fact, all of the shoreline property is relatively flat and can easily be graded to suite your needs. The ideal location for a doc would be at the far edge of PP. A small private road, Sawmill Cove, runs along the edge of the property line and cuts through PP. As you go up PP there is a moderately steep wooded slope leading up to a large flat building area where you could build your dream home.&lt;br /&gt;&lt;br /&gt;When fully developed one could imagine a path that goes down from PP all of the way to the shoreline to go straight to your dock. Or, you can do as the previous owners did, and simply drive a golf cart along Sawmill Cove to and from the shoreline.&lt;br /&gt;&lt;br /&gt;&lt;a href="http://photos1.blogger.com/blogger/1252/124/1600/property3.jpg"&gt;&lt;img style="" alt="" src="http://photos1.blogger.com/blogger/1252/124/400/property3.jpg" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;Here is a large scale view showing where the property sits relative to all of the Lake of the Ozarks. It is located at mile marker 68 in a private cove called McDavid Hollow. Since McDavid Hollow is on the western part of Lake of the Ozarks it is much closer to Kansas City and would be a great location for a summer home. If you don't already have a copy of &lt;a href="http://earth.google.com/"&gt;'Google Earth' &lt;/a&gt;I strongly recommend it. It is simply an amazing tool. The images for this part of Lake of the Ozarks are so high-resolution you could practically count the number of trees on the property. You can use it to see all of the surrounding area and calculate the distance to nearby communities.&lt;br /&gt;&lt;br /&gt;If you have a copy of 'Google Earh' you can find the exact location of the property by loading the following &lt;a href="http://www.amillionpixels.us/property.kmz"&gt;Google Earth placemark&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;&lt;a href="http://photos1.blogger.com/blogger/1252/124/1600/property.jpg"&gt;&lt;img style="" alt="" src="http://photos1.blogger.com/blogger/1252/124/400/property.jpg" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;Here is a close-up view of the property. Look how much shoreline is included!! Compare this image to the plat lines to match up. I spent quite some time measuring the distances and I believe the outlines I drew here match fairly closely to the exact property lines.&lt;br /&gt;&lt;br /&gt;The notes on the image describe where my wife and I were planning to put a house and a dock. It is important to remember that currently this is just raw land. Forthview resort is just a couple of miles west of the property and a great deal of fun. The photograph was taken in the winter, as you can see.
